Are you looking for large or small office space for rent in Phnom Penh?
Most of the office buildings will offer offices from around 50sqm up to whole floors of 1,000sqm or more. It may be possible to find smaller office units in Grade C (see below for explanation) office buildings. As an alternative to modern skyscrapers it is also common for companies to repurpose a shophouse or villa into an office in Phnom Penh, often with a retail space on the ground floor and offices above. This was very common before all the high rise buildings were built in the last ten years.
You might also be surprised to learn that prices for modern office rental space in Phnom Penh are relatively high compared to other cities in the region. Often the price per square metre is higher than comparable office buildings in Bangkok or Kuala Lumpur. But the good news is there are deals to be made as many of the buildings in Phnom Penh are brand new and sparsely populated.
Office for rent in Phnom Penh: Grade A, B or C?
Office space is generally categorised into Grade A, B and C. Here is an overview of buildings in each category:
Grade A Office Buildings
There are a growing number of Grade A office buildings in Phnom Penh. These include Vattanac Tower and Exchange Square in Daun Penh; the brand new Flatiron by Meridian on the old Boeung Kak lake area, Garden In the Air / GIA Tower on Koh Pich, The Gateway on Russian Boulevard, Oval Office Tower on Norodom Boulevard in Boeung Keng Kang 1 (BKK1), and Sathapana Tower also on Norodom Boulevard but in Daun Penh.
Offices for rent in these Grade A buildings will cost you around $20-35 per square metre, plus any building management and service fees.
Grade B Office Buildings
Offices in the lower Grade B class are plentiful. From the smaller boutique style offerings at Raintree Offices, to the newer Maybank Tower on Norodom Boulevard, Keystone Building on Norodom Boulevard, Morgan Tower on Koh Pich, TK Central in Tuol Kork, or the old Canadia Tower – Cambodia’s first skyscraper.
Grade B offices are priced slightly less than the Grade A, but not significantly so, at around $17-30 per square metre per month, plus the usual building management and service fees.
Grade C Office Buildings
You will also find a variety of Grade C offices for rent. These include newer offices at The Point Community Mall on Mao Tse Toung Boulevard, Prince Phnom Penh Tower on Monivong Boulevard, the boutique style Aquation in Tonle Bassac, or the ageing Phnom Penh Centre – still ideally located and with plentiful parking in Tonle Bassac.
Grade C offices typically rent for between $10-20 per square metre, plus any management and service fees.
There are also many office and mixed-use buildings currently under construction in Phnom Penh. You can often secure a deal in advance of their official opening since most are keen to get some tenants on board.
Co-working and serviced offices in Phnom Penh
It is also possible to find serviced offices in Phnom Penh. The prices come at a premium but it can be a good option for very small companies or those that need short term office space while making the first steps into the market. The leading supplier is Regus, with space available in Canadia Tower, Exchange Square, and CASA by Meridian on Koh Pich.
Many co-working spaces also offer small offices, one of the favourites is Factory Phnom Penh, located just south of the centre. You can start with a hot desk and gradually work your way up the office options as you grow. Because Factory Phnom Penh isn’t that central, prices are much more affordable. This combined with the flexibility it offers, can be ideal for new and smaller companies.
Finding a commercial real estate agent in Phnom Penh
Your best bet for arranging office space in Phnom Penh is to contact a competent real estate agent. They will already have many property listings and connections with all the office buildings in Phnom Penh. International real estate firms with offices in Phnom Penh include Knight Frank Cambodia and CBRE, or try local agents such as IPS and Pointer Property. Each real estate agent has their own specialised area and some do property and leasing management for entire buildings, so it would benefit you to contact all of them and see who has the most suitable properties for your specific needs.
